Twilight auction creating a point of difference.
Stand out from the pack this Spring 2024/Summer 2025
Twilight auctions have emerged as a fresh point of difference, an increasingly popular option for many of our teams and vendors across our leafy Boroondara suburbs.
“Twilight auctions are convenient, comfortable and engaging,” says Auctioneer Mark Josem. "The neighbourhood shows up to gauge the property's value, and bidders compete to secure the home they've seen advertised.” he said.
Typically held during daylight saving months between 5:00 and 7:00 pm on Wednesdays or Thursdays, twilight auctions offer unique advantages.
Firstly, twilight auctions are far less frequent than Saturday auctions, helping to set your property apart from the competition and increasing the likelihood of attracting a truly focused audience before the Saturday stream of auctions, as buyers are less likely to be juggling multiple events. Additionally, this scheduling allows agents to concentrate fully on concluding a successful sale without the pressure of other appointments
Twilight auctions often attract larger crowds, with neighbours, friends, and passive buyers attending out of curiosity, free from the usual Saturday interruptions of sports, errands, or weekend getaways. They can even achieve the same or greater attendance and engagement as Saturday auctions.
The allure of viewing properties under the soft glow of twilight creates a more inviting atmosphere, and the flexibility of attending an auction outside standard working hours is a major draw for buyers. While twilight auctions follow the same rules as regular auctions, the relaxed evening setting often fosters heightened competition.
Jellis Craig Boroondara Partner David Banks said twilight auctions are becoming a favourite among buyers and sellers. “For the right type of properties twilight auctions offer a somewhat relaxed environment for bidders and accessible way to engage in the auction process without the rush of a weekend schedule,” he said. “There’s something about the twilight setting that creates a special atmosphere that leads to strong competition, often resulting in excellent outcomes.”
Over the recent weeks we have seen several beautiful homes sell under the hammer with competitive bidding ending with highly successful twilight auctions.

Combining the desire for privacy and the benefits of an auction method.
Listing a property for sale via private sale or expressions of interest while reserving the option of a private auction combines the strategic appeal of traditional auctioning with the flexibility of a more discreet sale process. This approach allows sellers to engage with serious buyers discreetly, creating an atmosphere of exclusivity and reducing the pressure that can come with public auctions. A private auction provides the advantage of competitive bidding without the somewhat public setting of a traditional street auction, giving qualified buyers the opportunity to place offers and counteroffers in a more tailored environment.
